Local authorities like the Raipur Municipal Corporation (RMC) and Town & Country Planning (T&CP) use FSI to control the city's density, ensuring that our roads, water lines, and sewage systems aren't overwhelmed by too many residents in one spot.
1. What is FSI?
FSI (Floor Space Index) is the ratio between the total built-up area of all the floors of a building and the total area of the plot on which it stands.
The Basic Rule: If your plot is 1,000 sq. ft. and your FSI is 1.0, you can build a total of 1,000 sq. ft. of floor space.
Vertical Growth: If your FSI is 2.0, you can build 2,000 sq. ft.—meaning you could potentially build two floors of 1,000 sq. ft. each, or four floors of 500 sq. ft. each.
